I honestly can't believe agents can continue to get away with this kind of service, or lack thereof. I honestly wonder if at some point, it won't be considered a breach in our fiduciary duties to our clients. It says in the California disclosure that the 'agent has the following affirmative obligations: (a) Diligent exercise of reasonable skill and care in performance of the agent's duties.' What's even worse, if you look at the other photos of that house, they were copied (stolen) from the previous expired listing, and I think they may have been taken with a cheap cell phone!
