I&#039;d laugh if it weren&#039;t so pathetic.  I honestly can&#039;t believe agents can continue to get away with this kind of service, or lack thereof.   

I honestly wonder if at some point, it won&#039;t be considered a breach in our fiduciary duties to our clients.  It says in the California disclosure that the &#039;agent has the following affirmative obligations: (a) Diligent exercise of reasonable skill and care in performance of the agent&#039;s duties.&#039;  Seems to me that this falls far below the bar of &#039;reasonable skill and care&#039;.

I recognize the &quot;focus&quot; photo because I sold that house 2 owners ago, and have even shown it in the last year.  What&#039;s even worse, if you look at the other photos of that house, they were copied (stolen) from the previous expired listing, and I think they may have been taken with a cheap cell phone!</description>
